Reasons Why Your Roof Is Leaking

Have you noticed your roof leaking? If so, it is extremely important to have the leak investigated by a professional as soon as possible. Left unchecked, a leaky roof can cause severe water damage, mold and ultimately destroy the structure of your home.

Although homeowners are quick to blame extreme or severe weather conditions for their roof’s deterioration, there are many other reasons why a leak may have occurred in your roofing system:

1. Flashing Damage. Damaged flashing is the most common reason that roofs will leak. Roof flashing is simply pieces of sheet metal placed over joints in roof and wall construction to prevent water seeping into the house and causing damage. Flashing may be compromised due to severe weather (such as high winds or heavy precipitation), improper installation or poor product quality.

2. Age of Your Roof. The life expectancy of an asphalt roof is approximately 15 – 20 years. As shingles age they break down. When asphalt shingles begin to curl, crack or tear, or when the mineral granules wear off revealing black asphalt, they leave your roof vunerable to leaks.

3. Poor Workmanship. Another common culprit of roof leakage is poor workmanship. Examples of poor workmanship are improper shingle placement, improperly placed or inadequate nails, improper roof gutter installation and inadequate under-roof ventilation. Always choose a well-qualified, reputable roofing contractor with a verifiable track record of success.

4.  Skylights. Although aesthetically pleasing, skylights are notorious for causing leaks. A cracked or leaky skylight can be caused by numerous factors such as ice build-up, faulty installation or wind damage. If the slope of the skylight fills with water easily, it may very well cause a water leak in the future.

5. Clogged Gutters. Gutters are installed to whisk water away from your roof to a designated area on your property. Sagging, clogged gutters inadequately remove water off of the roof which causes the water to pool, leading to leakage. Be sure to remove debris from gutters and downspouts on a regular basis.
